Introduction

Welcome to DealScoutSTL. This document outlines the rules, policies, and disclaimers that apply when you visit our website, book our services, or make a payment.


By moving forward with a booking or using our site, you agree to the terms below. If these don’t work for you, please refrain from using our services. These terms may be updated periodically, and continued use means you accept any changes.

1. What We Offer

DealScoutSTL provides property walkthrough services tailored for real estate investors. Our work generally includes:

  • A photo set of 75 or more images, plus an interior video walkthrough showing layout and condition.

  • Optional PDF report that may include sales comps, rental estimates, local tax data, and public information such as flood or crime maps.

We focus on visual observation and publicly available data. We are not a licensed inspection company, appraiser, engineer, or contractor, and our service is not a replacement for professional inspections or valuations.

2. Who We Work With

Our clients often include wholesalers, agents, investors, and out-of-state buyers targeting properties in and around St. Louis, including St. Louis County, St. Charles, Jefferson County, Franklin County, and South City. Requests outside our normal coverage area may be declined at our discretion.

3. Your Role & Eligibility

By booking a service, you confirm that you are at least 18 years old, legally able to enter into agreements, and that all information you provide (address, access details, schedules) will be accurate and complete.
You are fully responsible for your own due diligence, which includes arranging professional inspections, contractor estimates, title searches, and any needed legal or tax guidance.

4. Booking, Payment & Refund Policy

  • Payment timing: Full payment is due at the time of booking through our approved payment processors (e.g., Stripe).

  • Refunds: All bookings are non-refundable. If we must cancel, we will reschedule at no extra charge.

  • Rescheduling: At least 24 hours’ notice is required. Missed appointments or last-minute cancellations may be considered completed.

  • Access: You are responsible for ensuring timely property access. If access is blocked or delayed, the walkthrough will be rescheduled at the earliest available time.

5. What We Don’t Provide

  • No investment or legal advice. We will not tell you whether to purchase, sell, flip, or rent a property.

  • No guarantees. We do not guarantee ARV estimates, rental income, repair costs, market value, or future returns.

  • Data limitations. Public data sources may be incomplete or outdated—verify any critical details yourself.

6. Rights to Our Work

All images, videos, reports, and other deliverables remain the property of DealScoutSTL. You are granted a personal, limited-use license for your internal investment purposes only. Our materials may not be sold, republished, or distributed without prior written consent.

7. Limitation of Liability

Real estate inherently involves risks such as hidden damage, fluctuating market values, access delays, and inaccuracies in available data.
To the fullest extent allowed by law, DealScoutSTL will not be responsible for indirect, incidental, or consequential damages. Any claim against us is limited to the amount you paid for the service in question.

8. Indemnification

You agree to protect and hold harmless DealScoutSTL, its owners, and affiliates against any claims, losses, or expenses (including legal fees) that result from your actions, breach of these terms, or disputes involving third parties.

9. Scheduling, Weather & Safety Considerations

We may reschedule services due to unsafe site conditions, severe weather, occupancy issues, or other uncontrollable factors. Properties may have hazards; booking our services means you acknowledge and accept those risks.

10. Third-Party Services

We rely on third-party providers—such as Stripe and CRM tools—to operate certain parts of our business. These services are governed by their own terms and privacy policies, and we are not responsible for their errors or policies.

11. Privacy Policy

Information We Collect

  • Contact details: name, email, phone number.

  • Booking details: property address, access instructions, timing preferences.

  • Payment details: processed securely by Stripe or PayPal (we do not store card numbers).

How We Use Your Information

  • To schedule and complete your walkthrough.

  • To communicate regarding property access and deliverables.

  • To process your payment and issue receipts.

  • To maintain records required for accounting or compliance.

Sharing of Information

We share only necessary data with third parties essential for service delivery. This includes payment processors and booking/CRM platforms.

Retention & Security

We keep your information only as long as needed to fulfill the purpose it was collected for or to comply with legal obligations. We use reasonable safeguards but cannot guarantee complete online security.

Your Rights

You may request to access, correct, or delete your personal data (within legal and operational limits). Requests should be sent to dealscoutstl@gmail.com.

12. Disclaimers

  • Our services are informational only and do not replace professional inspections, appraisals, or legal consultations.

  • We are not performing licensed home inspections or structural evaluations.

  • We make no guarantees about profitability, market value, or investment outcomes. Always verify information independently.

13. Force Majeure

We are not responsible for delays or failures caused by events beyond our reasonable control, including but not limited to natural disasters, outages, strikes, or government actions.

14. Disputes & Governing Law

All matters arising from these terms will be handled under Missouri law. Any disputes will be resolved via binding arbitration in Missouri, on an individual basis (no class actions). Each side will bear its own legal costs unless otherwise determined by the arbitrator.

15. Severability & Entire Agreement

If any portion of these terms is found unenforceable, the remaining sections remain in effect. This document represents the full agreement between you and DealScoutSTL unless a separate signed contract says otherwise.
